Refinance Competition Grows: 50 Australian Lenders Now Offer Variable Home Loan Rates Below 6%

Australian homeowners considering refinancing have received an encouraging development: 50 lenders are now offering at least one variable home-loan rate below 6%, up from 38 lenders in June. The latest market comparison also identifies rates starting from around 5.69% for qualifying borrowers, although eligibility, equity requirements and loan conditions vary significantly between products.

The increase is particularly relevant for existing mortgage holders because it indicates that lenders are actively competing for refinance customers even while the broader interest-rate environment remains challenging.

For Perth homeowners, this competition provides a good reason to review an existing mortgage rather than assuming that all lenders are priced similarly.

A homeowner who has held the same loan for several years may find that their current interest rate, fees or features are no longer as competitive as alternatives available in today’s market. However, refinancing should never be based on the headline interest rate alone.

Borrowers need to consider the comparison rate, application or discharge costs, ongoing fees, offset and redraw facilities, remaining loan term and whether refinancing could unintentionally extend the period over which interest is paid. Some of the lowest advertised rates also require substantial equity.

Cashback incentives are also available from some lenders this month, but they should be considered alongside the total cost of the loan rather than treated as the main reason to refinance. Current market comparisons show that interest rate, comparison rate, features and repayments can have a much greater long-term financial impact than a one-off incentive.

The positive message for borrowers is therefore not that everyone should refinance. It’s that competition has expanded and homeowners have more options to compare.

For Perth borrowers who haven’t reviewed their mortgage recently, checking whether their existing loan remains competitive could be worthwhile.
