RBA Raises Cash Rate to 4.60%: Why the Increase Could Make Reviewing Your Home Loan More Important
The Reserve Bank of Australia has today increased the official cash rate by 0.25 percentage points, from 4.35% to 4.60%. The decision was unanimous and takes the cash rate to its highest level in around 15 years.
For Australians with variable-rate mortgages, a rate increase is clearly not welcome news. If lenders pass on the increase, repayments will rise for affected borrowers.
However, there are some constructive ways homeowners can respond.
The RBA’s primary reason for increasing rates is to tackle persistent inflation. Inflation remains above the RBA’s 2–3% target, and the Bank said some of the upside inflation risks identified previously are now materialising. Higher interest rates are intended to reduce demand and help prevent elevated inflation becoming entrenched.
Bringing inflation under control matters to households because persistent inflation increases the cost of groceries, utilities, services and many other everyday expenses. The longer-term objective of tighter monetary policy is therefore broader economic and price stability—not simply higher mortgage rates.
For mortgage holders, today’s announcement also provides a strong reason to review rather than automatically accept their existing loan arrangements.
Different lenders may respond differently to an RBA decision, and advertised rates, discounts, fees and loan features can vary. Borrowers can consider whether their existing rate remains competitive, whether another lender offers a suitable alternative, and whether their loan structure still suits their circumstances.
For people with savings or mortgage offset balances, today’s environment can also reinforce the value of keeping surplus funds working efficiently. Higher rates can increase the interest savings generated by money held in an offset against a mortgage, depending on the loan.
The message for borrowers is therefore straightforward: don’t panic, but don’t ignore today’s rate change either.
A home-loan review can help determine whether your current mortgage remains suitable and competitive.
