Perth Rental Vacancy Rate Stays at 1.9% as Strong Demand Supports WA Property Market
Perth’s rental market remains extremely tight, with the latest REIWA information showing a vacancy rate of just 1.9% — an important indicator of continuing demand for housing across Western Australia.
REIWA’s latest affordability analysis, published on 13 September 2026, says demand for rental properties remains high. Homes are continuing to lease in around two weeks, while available rental supply remains constrained.
Separate August market figures reinforce that picture. There were 2,085 properties available for rent on reiwa.com at the end of August, 6.6% fewer than a year earlier. Perth’s median weekly house rent remained at $750 and the median unit rent at $700 during August.
For property investors, a low vacancy rate can be an encouraging indicator of underlying tenant demand. However, it should never be considered in isolation when deciding whether to purchase an investment property.
Purchase price, expected rental return, interest costs, ongoing expenses and an investor’s individual financial position all need to be considered.
There is also an interesting opportunity emerging for buyers.
While Perth’s rental market remains tight, the sales market now has considerably more stock available. REIWA’s latest weekly figures show 7,565 properties for sale, up 2.9% in just one week and 157.2% compared with a year earlier.
That combination — strong rental demand alongside considerably greater choice in properties for sale — may give prospective buyers and investors more opportunity to carefully compare properties rather than rushing into a purchase.
For existing property owners, it may also be an appropriate time to review their current mortgage and determine whether their loan structure remains competitive.
