Perth Buyers Get More Choice as Property Listings Hit a Three-Year High
Perth home buyers have received some welcome news: the number of properties available for sale has climbed above 7,000 for the first time in more than three years.
According to the latest data from Real Estate Institute of Western Australia, 7,335 Perth properties were advertised for sale at the end of August 2026. That was 7.8% higher than July and 146.1% higher than August 2025. The last time Perth had more than 7,000 active listings was March 2023.
For prospective buyers, this is an encouraging development.
The extremely limited choice experienced across Perth over recent years often meant buyers had to make decisions quickly and compete strongly for suitable properties. More listings don’t necessarily mean prices will fall, but they can give buyers a broader selection of homes to consider and potentially more time to assess whether a property genuinely suits their needs.
REIWA says the increase largely reflects demand easing and properties taking longer to sell, while new listings have generally returned towards long-term average levels following the shortage experienced in late 2025 and early 2026.
For mortgage customers, greater property choice makes financial preparation particularly valuable.
Knowing your approximate borrowing capacity, deposit requirements and potential repayments before making an offer can help establish a realistic purchasing range. Buyers can also compare different loan structures rather than simply concentrating on the advertised interest rate.
Existing homeowners considering an upgrade may similarly benefit from understanding their available equity and financing options before committing to another property.
The increase in listings should therefore be viewed as more choice rather than a reason to rush. Perth remains an active property market, and individual suburbs and property types can behave very differently.
