Australian Mortgage Funding Climbs to $176.1 Billion — Positive Sign for Home-Loan Competition
Fresh official data provides an encouraging signal about the depth of Australia’s mortgage funding market.
The Australian Bureau of Statistics reported on 3 September 2026 that residential mortgages held by Australian securitisers increased by $4.8 billion during the June quarter, reaching $176.1 billion. That represents quarterly growth of 2.8%.
The broader securitisation market also expanded. Total assets held by Australian securitisers increased 3.5% to $239.4 billion, while domestically issued long-term asset-backed securities rose $5.6 billion, or 2.7%, to $214.7 billion.
Why should an ordinary home buyer or homeowner care about securitisation?
Securitisation is one of the mechanisms lenders can use to fund mortgages. It is particularly relevant to lenders that do not rely solely on traditional customer deposits. A healthy funding market can therefore help support the range of lenders and mortgage products competing for Australian borrowers.
The growth is substantial compared with a year earlier. ABS figures show securitised residential mortgages stood at $146.3 billion in June 2025, compared with $176.1 billion this June.
That doesn’t mean mortgage rates will automatically fall, nor does it mean a non-bank or securitised loan will necessarily be cheaper. Rates depend on funding costs, competition, borrower circumstances, loan-to-value ratios and individual lender pricing.
But it reinforces an important message for borrowers: the Australian mortgage market extends well beyond the major banks.
For Perth homeowners, refinancers and buyers, comparing a wider range of suitable lenders may uncover different rates, policies and loan features.
Rather than assuming your existing bank or the lowest advertised rate is automatically the best option, compare the interest rate, comparison rate, fees, features, eligibility requirements and overall cost.
