Australian Home Loan Competition Continues as Lender Cuts Fixed Rates by Up to 0.30%

Australian homeowners are becoming increasingly proactive about their mortgages, with fresh industry data showing refinancing activity increased 16% in August compared with the same month last year.

The increase comes as borrowers look for ways to manage higher household costs and mortgage repayments while lenders compete for refinancing customers.

For homeowners, there is an important positive message in these numbers: your existing mortgage does not necessarily have to remain unchanged simply because interest rates are higher.

A separate Canstar analysis shows just how competitive parts of the lending market have become. Its recent rate tracking found 35 lenders had reduced at least one new-customer variable rate since 1 June, while 52 lenders were offering at least one variable rate below 6%.

That does not mean every borrower should immediately refinance.

The lowest advertised rates generally come with eligibility conditions relating to deposit or equity, loan-to-value ratio, property type and borrower circumstances. Refinancing can also involve discharge, application or valuation costs.

Instead, the latest refinancing figures are a useful reminder to periodically review your mortgage.

A review can compare your current interest rate and loan features with alternatives available from other lenders. It may also identify opportunities to restructure debt, change repayment arrangements or obtain features that better suit your current circumstances.

For Perth homeowners who have held the same loan for several years, particularly those whose property equity has increased, it may be worthwhile checking whether their mortgage remains competitive.

Sometimes the best outcome may even be staying with your current lender after negotiating a better rate.
