WA First Home Buyers Can Save Up to $22,515 Under Expanded Stamp Duty Relief
There is significant positive news for Western Australians planning to buy their first home, with the State Government’s expanded stamp-duty concessions substantially reducing one of the biggest upfront costs of purchasing property.
Under the 2026–27 WA State Budget changes, eligible first-home buyers now pay no transfer duty on new or established homes valued up to $600,000, an increase from the previous $500,000 exemption threshold. Concessional rates are also available on eligible properties valued between $600,000 and $800,000.
The WA Government says the changes can deliver savings of up to $22,515 when purchasing an eligible new or established home.
There is additional assistance for people who want to build.
Eligible first-home buyers purchasing vacant land can now pay no transfer duty on land valued up to $450,000, with concessions extending to $550,000. The property-price cap for the $10,000 First Home Owner Grant has also increased from $750,000 to $800,000.
The Government estimates the package will benefit more than 25,000 first-home buyers over four years, with roughly 12,000 expected to avoid transfer duty altogether when purchasing an eligible established home or vacant land.
For Perth buyers, reducing transfer duty can make a meaningful difference because stamp duty is generally an additional upfront purchasing cost rather than part of the deposit itself.
